If you are a landlord on the lookout for a property manager, you know just as well as anyone the hurdles it can take to find the best company possible. If you want your rental property taken care of by the best management, read our tips below for finding trustworthy property managers! Need management now? Call Mareka P.M at (416) 2555-7722! With over three decade if management experience, you’ll be put in the safest of hands.
Finding out how many other properties or units are under this management companies care is crucial information in your search for the best property management company. You will also need to find out how many employees are managing these units. I rule of thumb is that anything over 40 units per employee is too much; it would be near impossible to put the dedication require into each unit and tenant with so many properties to watch over.
Prevention is the best medicine. A crucial component to managing a property successfully is seeing how they view routine inspections. How often will they be inspecting the property? If you find a property manager who gawks at the idea of a routine inspection, it’s time to look elsewhere. You’re begging for unexpected (but entirely preventable) damages accidents without routine and regular inspections!
Typically, you can arrange to have your property manager contact you for permission if a maintenance issue costs over a certain amount. We recommend making this amount in the low hundreds; you will be up to date immediately on any larger expenses, and will be able to authorize any costs. Another thing to ask your potential property manager is if they add a few on top of maintenance costs; some will add up to 10% on expenses! Avoid any surprises by clearing this up front.
