With varying regulations, codes, and laws governing different localities and property types, property management companies are often a necessity for most landlords. What Is Condominium Management?
Condominium management involves the Board of Directors, also known as the condo corporation, acting on behalf of condo owners. This includes deciding whether or not to hire a condo manager or management provider to oversee the corporation’s day-to-day affairs. When condo managers carry out their duties, they interact with many people within the condo corporation, from owners to board members and contractors. They also report to and take direction from their client, the condominium corporation, through its board of directors.
What Do Condominium Managers Do?
Condo managers and management providers have a range of responsibilities, which can include creating and maintaining records for the condo corporation, responding to owner complaints, coordinating property maintenance and repair, hiring and monitoring service providers, preparing draft annual budgets, and monitoring the reserve fund. They are also responsible for issuing meeting notices, organizing board meetings, and overseeing the administration of all owners’ meetings. It’s important to note that condo managers and management providers must be regulated and licensed to provide safe, reliable, and professional services. The Government of Ontario introduced the Condominium Management Service Act 2015, legislation that safeguards condominium communities and protects condominium owners.
Condo managers act on behalf of the condo corporation and are directed by the board of directors. Many condo managers provide their services through a condo management company, and in that case, it’s not uncommon for multiple people to contribute to the management services. Sometimes certain responsibilities will fall to an on-site condo manager who spends dedicated hours on the condominium’s premises, including any on-site management office.
As a condo owner, it’s important to understand your responsibilities and rights in case you ever require the assistance of your condominium management provider. If you run into an issue with the condo manager, resources are available to help you find a resolution. All condo owners, board members, and condo managers must abide by the rules and regulations set out in the Condo Act and the condo corporation’s governing documents to create a safe and harmonious environment for all condo owners and occupants.
We specializes in the management of both condominiums and commercial properties and bring a wealth of experience, innovation, vision, and a personal touch to effectively manage your property.
